The Small Print

1. So that we can clean and prepare the cottages between hirers, we ask that you arrive after 16:00 and depart before 10:00. We should be grateful if you would state your anticipated arrival time when returning the balance of your payment.

2. The balance of the total payment due must be received by us at least six weeks before the commencement of your holiday. We reserve the right to re-let the cottage if full payment is not received by this date.

3. If you have to cancel please advise us immediately and we will endeavour to re-let the cottage and return your payment. If this is not possible all monies paid will be forfeited.

4. The number of people or pets occupying a cottage shall not exceed the number on the booking form without prior consent.

5. Dogs must not be allowed on the furniture or left unattended in the cottage. Any mess must be removed immediately. Please keep on a lead at all times around the cottages.

6. The owners reserve the right to have access to any cottage at any time.

7. The owners try to maintain a very high standard of cleanliness and comfort at all times. The hirer undertakes to leave the cottage, its fixtures, fittings and furniture in the same good condition as they were found. Smoking is not allowed in any cottage or building at Northcote.

8. All breakages/damage must be notified immediately and paid for at replacement cost (but please do not replace any broken items without the owner's agreement).

9. No breakable glasses in the swimming pool enclosure and babies must wear swimming pants in the pool. Swimming is normally available 8.30am - dusk, May - September, Christmas, New Year and Easter, other times by arrangement.

10. Children under 15 years old must be supervised by a responsible adult (over 18) at all times in the swimming pool area. Care should be taken in the vicinity of the stream, river and ponds.

11. The owners are not responsible for and cannot accept any liability for, any injury sustained in the cottages, main house, swimming pool or grounds. Nor can they accept liability for any damage or loss to clothing, personal items or vehicles belonging to guests. Children may need to be supervised in the games barn and in using the ride-on toys provided.
